This apartment is equipped with the following amenities:
- KING SIZE BED - The sleeping area is equipped with a super comfortable king size bed, with extra pillows and quality linens.
- FULL BATHROOM: The bathroom is a full bathroom with a walk-in shower, a separate toilet and a faucet with plenty of storage underneath.
- DRESSING: At the entrance of the apartment, you will find a large closet with plenty of storage available. You will find multiple drawers, and multiple hangers for you to organize your items during your stay.
- FULLY EQUIPPED KITCHEN: By the living room you will find a cool kitchen area with a bar and seats where you can hang out. All electrical appliances are provided such as a coffee machine, blender, toaster. We also provide all sorts of kitchen utensils so you can cook at home as convenient.
In the shared areas you will also find VIP amenities which you can use freely and as convenient during your stay:
- ROOFTOP OLYMPIC POOL: On the rooftop you will find a beautiful rooftop pool with olympic size where you can do lap swimming and also sunbath. This is the perfect space to unwind and take some sun. Plenty of sundecks are available on the rooftop space.
- VIP FITNESS CENTER: You will also have access to a brand new and fully equipped fitness center equipped with all the material you may need. You'll find treadmills, bikes and all sorts of weights to train and get fit however you want.
Our guests will have access to the entire apartment during their stay. This property is rented as a private standalone property and our guests will have its exclusive use.
The residence Palais Tulum also offers fantastic shared amenities such as a fitness center, multiple rooftop pools, and communal gardens. Parking spaces are available right in front of the residence for our guests. Reception during the day and night time security is present on site.

PALAIS TULUM - Nestled in the heart of Tulum right by Coba Avenida, Palais Tulum is an idyllic location in the center of Tulum. You can freely head to the town center or to the beach in a few minutes. Explore the rich cultural heritage of Tulum by visiting the nearby archaeological sites or visit some of the awesome cenotes spread across Tulum in just a few minutes.
BEACHES NEARBY - For those seeking leisure and relaxation, the pristine beaches of Tulum beckon you just a few minutes away. The Playa Mirador is a few minutes away, as well as Playa Paraiso which is now only available by car passing by the entrance of Tulum and via the Tulum ruins. We can send you plenty of options of beach clubs and restaurants where you can hang out for a beach day.
AWESOME FOOD OPTIONS - You can also indulge in gastronomic adventures at the vibrant local eateries and restaurants offering a fusion of traditional Mexican flavors and international delights. From mouthwatering street tacos to gourmet dining experiences, the culinary scene in Tulum is a treat for the senses. At night you will also find street food vendors just a few minutes away.
GROCERY STORES & SUPERMARKETS NEARBY - Additionally, the neighborhood boasts an array of modern conveniences, including boutique shops, and a large supermarket called Chedraui. In Chedraui you will find absolutely everything you may want for your stay in Tulum. They also have a fantastic wine cellar with plenty of options.
NOTE:
1) For easy access to Palais Tulum, please follow the directions on any navigation application. However avoid going through the small unpaved roads which take you all the way back. Palais Tulum is easily accessible from Coba Avenida, this is the most convenient and fastest path.
DRIVING - The easiest getting around Tulum would be to have a car although it might no be the most eco-friendly and economical. Tulum has a lot to offer and if you want to move around easily, a car will allow you to discover the most amount of places in the least amount of time. Also Aldea Zama is in between the town center and the beach area so a car will get you where you need in the most convenient manner.
BIKING - A more eco-friendly option is to bike (bicycle) around Tulum and there are many places where you can rent bikes in the town center. Going from the residence to some of the famous beach clubs by bike will take about 10 minutes. However the roads get tighter as you arrive by the beach area and so we recommend to be careful.
TAXI - Within a couple of meters from the residence on Kukulkan Avenue you should find taxis easily. We can also provide a taxi number for you during your stay. Negotiating taxis in the street can be difficult and you tend to pay above market so be aware of this before jumping on a taxi. Always negotiate the price first to avoid surprises unless you are a local.
PARKING - Street parking in front of the residence is free and safe and there are many different spots available for you during your stay. In the rest of the town, free street parking is also available. If you go to the beach, parking needs to be paid and it can cost up to 400 MXN for just a day. Just be aware of the extra cost of parking in the Zona Hotelera.
WALKING - From the residence, you can reach the town center by walking down a unpaved street. This should get you to the town center in 10 minutes. We do not recommend to any of our guests to walk alone at night around Tulum. Walking around the town center is also a nice way to experience Tulum.

Welcome to Luwii Stays. We’re happy to host you and are committed to providing a seamless, comfortable, and well-managed stay. These guidelines are here to ensure a smooth experience for you and all guests.
We kindly ask guests to treat the property with care and respect, as they would their own home. To maintain a peaceful environment for everyone, parties, loud gatherings, and unauthorized events are not permitted. Quiet hours are observed after 10:00 PM.
Smoking is strictly prohibited inside the property, including all indoor areas. A $200 USD fee will apply in the event of a violation to cover professional cleaning and deodorizing.
Pets are welcome only in select properties and must be declared prior to arrival for approval. A maximum of one (1) pet per reservation is permitted. A $100 USD fee applies per pet, and undeclared or additional pets will be charged the same fee per pet. Service animals are also limited to one (1) per reservation and must be well-behaved and properly trained. For hygiene and comfort, pets and service animals are not allowed on furniture and must not cause damage or disturbance.
To help maintain a comfortable indoor environment and prevent humidity-related issues, we kindly ask guests to turn off the air conditioning and all electrical appliances when leaving the property. Continuous or unattended use may result in condensation and potential maintenance issues.
For a smooth and secure arrival, a brief online check-in form and rental agreement are required prior to check-in. This is a standard process used by professional property management companies to ensure accurate guest registration and to prepare your access instructions in advance. The process is quick and designed to make your arrival seamless. Your privacy is important to us—your information is used solely for operational and security purposes related to your stay and is never shared externally.
This is a professionally managed property offering the amenities listed in the description to ensure clarity and consistency. While we are not a full-service hotel and do not provide services such as daily housekeeping or on-site concierge, our team remains available throughout your stay to assist whenever needed.
Please note that shared building amenities such as pools, gyms, and elevators are managed by building administration and may occasionally be temporarily unavailable. We will always do our best to assist and coordinate updates if this occurs.
Tulum is a unique eco-destination. Occasional interruptions in electricity, water, or internet may happen due to local infrastructure. The natural environment also means harmless wildlife such as geckos or insects may occasionally be present despite regular cleaning and fumigation. Some access roads may be unpaved, which is part of the local character.
For longer stays, standard cleaning is provided every 7 days and linen changes every 15 days. Additional services such as towel changes or extra cleaning are available upon request for a fee. Guests are kindly asked to use beach towels after the pool or beach and avoid placing wet or sunscreen-covered items on indoor furniture. Any damage or heavy staining may result in additional cleaning or replacement charges.
Standard check-out time is 11:00 AM. Late check-out may be available upon request the day before departure, subject to availability. Check-outs after 2:00 PM are charged as an additional night. Lost keys incur a $20 USD replacement fee.
Any stay extensions are charged at the current nightly rate shown on the calendar at the time of request. Discounts apply only at the time of the original booking.
If items are left behind after check-out, we will contact you immediately as a courtesy. We can store items for up to 14 days, subject to availability. After this period, unclaimed items may be donated or discarded. Guests are responsible for arranging and paying for return shipping with their chosen courier (e.g. DHL, FedEx, UPS). We do not provide shipping quotes or coordinate courier services.
